Rezoning proposals to assist business and industrial development in Sale

Wellington Shire Council is keen to receive community feedback on two major planning reports that consider future business and industrial zoning needs in Sale - prepared on the council’s behalf by consultants Strategic Facilitation Pty. Ltd.

The "Sale CBD Zoning Review" states that while the city’s CBD is a very strong and attractive retail and business centre, there is still scope for significant improvement. It says the absence of suitably zoned locations where new, or expanding, medium to large scale businesses can be established is a problem that, if not addressed, could lead to some companies looking to move to inappropriate locations away from the CBD, or even to retail centres outside Wellington Shire.

Meanwhile, the "Sale Industrial & Bulky Goods Zone Areas Review" considers the availability of vacant industrial zoned land (Industrial 1 Zone) in the city and whether this is adequate and suitable to meet future demand from industry. The consultants report that most future demand for this land is likely to come from existing Sale industries seeking to upgrade their operations on to larger, more spacious premises.

This review also notes that there is no single major industrial district in Sale, as is the case with many other similar sized towns, but rather a number of smaller industrial areas in various locations – some very close to residential neighbourhoods. It recommends that these areas should be rezoned to ensure that the impact of any new industrial development proposals on surrounding residents are carefully considered.

Both reviews recommend that dedicated areas should be created through significant land rezoning to cater for new and expanding businesses and industry.

The documents will be on public exhibition until Thursday 30 June at the council’s Port of Sale Service Centre, 70 Foster Street. Copies are also on the council’s website www.wellington.vic.gov.au and, in addition, CDs of these can be purchased for $5.50 from the Centre.

Written submissions on the content of the reviews and on the recommendations should be sent to: Kim Phillips, Manager for Development Services, Wellington Shire Council, Port of Sale Civic Centre, 70 Foster Street (PO Box 506), Sale, Vic 3850.

The deadline for submissions is Thursday 30 June, 2005.

There will be public meeting on Monday 6 June, starting at 7pm, at the Council’s Port of Sale Civic Centre, providing an opportunity to find out more about both reviews and their recommendations.

Said Wellington’s Chief Executive Officer Lyndon Webb: "It’s vitally important for the future prosperity of the Sale and Wellington economies that there is enough suitably located, zoned land to meet the requirements of new and expanding businesses and industries into the long-term.

"We need to ensure the planning framework is there that will enable us to grasp business opportunities that will enable Sale and the surrounding district to prosper and grow.

"The two consultants’ reports provide a number of options for the council and the local community to consider and we are very keen to receive as much feedback as possible to ensure that we progress with the industrial zoning of Sale in the most appropriate way."
