Council Releases Plan For Morwell Growth

Council has adopted the ‘Morwell North West Development Plan August 2010’ a plan for residential development that will accommodate around 1280 new homes, potentially in the next 25 years.

The Morwell North West residential precinct, the subject of the plan, covers approximately 142 hectares, containing some 70 individually owned allotments, and is generally bounded by Maryvale Road to the east, Latrobe Road to the west, Crinigan Road and rural living properties to the north and Holmes Road and the Maryvale Recreation Reserve to the south.

Latrobe City’s deputy mayor, Cr Sandy Kam, said the development will serve an estimated population of around 4000 – 4500 people in residential lots of various sizes.

"There is approximately a three year supply of residential lots currently available for development in Morwell. The development plan will provide an estimated further 25 years of residential lot capacity. The precinct remains the only undeveloped urban growth corridor zoned residential in Morwell," Cr Kam explained.

"There is recognition that Latrobe City is demonstrating positive growth and the increasing demand for residential housing right across Latrobe is just one of the positive factors, together with employment opportunities through commercial and industrial growth that are fuelling economic development in our municipality. This is not just good news for Morwell, it is great news for the whole municipality.

"Council has also been working closely with the Department of Planning and Community Development to fast track the release of further land within the municipality, particularly in Traralgon.

"This request is currently awaiting a decision by the Minister of Planning. Latrobe City expects a decision by the Minister very soon," Cr Kam added.

Latrobe City councillor, Cr Bruce Lougheed, said the Morwell North West Development Plan includes an overall plan that shows how the land can be subdivided and the location of key infrastructure.

"It also identifies a small neighbourhood centre to provide space for local business such as butchers, hairdressers, a small grocer and other small office services.

"The development plan establishes the framework by which landowners, and council, will contribute to the cost of key shared infrastructure. This includes upgrading access streets to a collector road standard; intersection upgrades; bus stops; drainage infrastructure and public open space improvements," Cr Lougheed explained.

"We’ve reached a very exciting point in time in the future of Morwell’s housing growth and I know this will be welcomed by both current and future residents of our municipality.

Cr Graeme Middlemiss said that council has written to all landowners in the Morwell North West Residential Precinct.

"Any landowners with queries regarding the development are encouraged to meet with council officers and consultants to discuss how the development plan relates to their land. The information sessions will be held in late October 2010," Cr Middlemiss said.

"The ‘Morwell North West Development Plan August 2010’ was prepared for Latrobe City Council in consultation with land owners, service, and regulatory authorities."
