Landowners Accept Tambo Bluff Special Charge Proposals

Owners of land on Tambo Bluff who attended meetings in Metung and Melbourne have voted almost unanimously to accept an East Gippsland Shire’s plan for a special charge scheme to complete the development of the subdivision.

More than 100 landowners were presented with a comprehensive and innovative proposal developed by the Shire and East Gippsland Water to consolidate blocks to an agreed minimum size and to contribute towards the cost of providing water, sewerage, roads, underground power, street lighting, drains and walking paths through the special charge scheme.

Mayor, Cr Jane Rowe said was she delighted with the response to the proposals.

"The strong message from both meetings was that ‘we like the plans and we are keen to press on with them’," she said.

"Landowners were enthusiastic and saw that the prospect of having a complete infrastructure package that also included open recreation spaces with benches and bar-b-cues could create a model subdivision and an excellent lifestyle."

Shire CEO Steve Kozlowski said almost every landowner at both meetings agreed with the plans and when asked to vote on the proposals very few responded negatively," he said.

"Most saw this as a real opportunity to solve problems for the subdivision that have existed for more than two decades and have centered around the high density of the subdivision that was found to be inappropriate and needing further ‘consolidation’ before building permits could be obtained, development begun and infrastructure provided.

Mr Kozlowski said the work could be undertaken because the Shire would receive grant monies that would partly subsidise the estimated $13 -14 million full cost of the work.

"It now means that sewerage, underground power, and water would be provided for an average amount of about $30,000 per allotment," he said.

"Owners will have the opportunity to pay the amount off over a period of years or in a lump sum."

Mr Kozlowski said the prospect of resolving issues that have been a thorn in the side of landowners, the community in general and the Shire, was something to look forward to.

"On the basis of the high level of land owner support the Shire will now consider proceeding to prepare a formal scheme to facilitate the development."
