Terrific response to Wellington Coast Subdivision Strategy

Wellington Shire Council has received a terrific response from landowners on a draft strategy to resolve the issue of inappropriate subdivisions along a section of the Ninety Mile Beach area.

The draft Wellington Coast Subdivision Strategy, including various options, was released to more than 6,600 affected landowners for public comments and feedback between October 2004 and 20 April 2005. Over 680 landowners attended information briefings held at various locations around the shire and in Melbourne, with a number also participating in further meetings and focus groups.

More than 430 individual landowner enquiries have been answered in writing and 115 written submissions have been received in response to the strategy options.

The subdivision issue dates back to the 1950s and 1960s, well before Wellington Shire Council was established, and affects a stretch of the Ninety Mile Beach from Paradise beach to The Honeysuckles. It also includes the settlements of Seacombe and Hollands Landing.

There are approximately 11,800 residential lots affected – many with absentee owners. These lots are either not serviced with any form of infrastructure (including roads or power), or are partially serviced. The council is looking at the best way to proceed with any future development in accordance with Government policies and in relation to environmental issues along this stretch of coast.

Working on behalf of the council, Consultants GHD Pty Ltd developed the draft Wellington Coast Subdivision Strategy to consider how development might proceed in a sensitive manner to protect the area, which is an important recreation, tourism and environmental resource for Victoria.

GHD also managed the recent consultation process and is now preparing a report including all the issues covered, landowner comments and feedback in relation to the strategy.

It is anticipated that the council will consider the findings of this Consultation Report, together with the draft subdivision strategy, at a Council Meeting in July, where it is also expected to decide on a preferred option to help resolve the inappropriate subdivision issue.

"All the findings, comments and feedback received in relation to the draft strategy will be carefully considered by the council before it makes a decision on its preferred settlement option and how it will be implemented."
