One of East Gippsland's most enviable commercial destinations - a stunning waterfront venue with panoramic Lake King views - is now up for lease, offering a rare opportunity to transform a dream lifestyle into reality by establishing a thriving business in a prime coastal location where most people only holiday.

Business by water

Council's new expression of interest (EOI) invites experienced hospitality operators, lifestyle-focused entrepreneurs, and tree - or sea-changers seeking a business venture in a spectacular setting to put forward their proposals.

Purpose built in 2023, the Hub offers a fully fitted commercial kitchen and food premises, retail and office space, large function rooms, an amphitheatre and stage, and an expansive deck overlooking the water. It is a ready-to-go facility designed to attract both locals and visitors year-round.

Eagle Point opportunity

Mayor Cr John White said the Hub has been a game-changer for Eagle Point and an opportunity to operate a place like this is rare. "This is an incredible opportunity to be part of a growing community and run a venue in a spectacular location. We want to see the Hub buzzing - with great food, events, and experiences that reflect the beauty and character of the region," John said.

John said the opportunity also offers the chance to combine business ownership with an enviable lifestyle. "It's hard to imagine a better work-life balance than operating a thriving business on the waterfront, surrounded by nature and a welcoming community. This is the kind of place where the water views draw people in - and the warmth of the community keeps them coming back."

Lakefront venue lease

Nestled on the edge of Lake King and the Gippsland Lakes, the Hub is a short stroll from walking and cycling trails, caravan parks and natural attractions. Its design reflects the cultural significance of the area, and its spaces can host everything from intimate gatherings to major events.

The successful operator will be expected to deliver high-quality hospitality, activate the venue for community and visitor use, and make the most of its premium setting. Community groups will continue to have access to the Hub's meeting rooms at reduced rates.

The anticipated lease start date is 1 November 2025. Tender documents will be available via TenderLink on Wednesday 20 August 2025. Updates will also be posted on YourSay East Gippsland website.
