Council looks to rezone land in Yarram and district to meet housing demand

Wellington Shire Council is proposing to rezone land in Yarram and surrounding townships to address the demand for additional housing and is now looking to make amendments to the Wellington Planning Scheme to accommodate this.

The council has just adopted a report on its Yarram Residential and Rural Residential Review, which follows extensive consultation with local residents. This recommends parts of the Yarram, Alberton, Devon North, Woodside and Greenmount/Buckley’s Island Road areas for further residential development.

In preparing its report the council and appointed consultants looked at the socio-demographic make-up of the area, along with the supply and demand for housing, environmental and infrastructure issues.

Conclusions include that there are indications the demand for residential and rural residential development in the Yarram area will continue at quite modest levels for the foreseeable future. However it is noted that there is a serious shortage of subdivided land available for both residential and rural residential development in a number of parts of the district. In addition further development of most of the townships is heavily constrained by flooding or drainage issues and lack of adequate infrastructure.

Forty-two recommendations are made to help address the situation. A copy of the 120 page Yarram & Environs District Report detailing these will be available for the public to view from Thursday 19 August at the Yarram Service Centre, where a CD Rom of the document will also be available to purchase at $5.50 shortly afterwards. The executive summary and conclusions of the report will also be accessible on the council’s website www.wellington.vic.gov.au

A number of the recommendations - including that suitable land close to town centres be rezoned to Low Density Residential - will require amendments to the Wellington Planning Scheme. A public exhibition of these will be initiated around the end of September, providing the local community with a six-week-long opportunity to submit any comments to the council. The arrangements will be publicised in the near future.

Said Wellington’s Mayor Jeff Amos: "The rezoning of Yarram and district is a very significant issue guiding future housing development in the area and we appreciate the input already received from the local community. This has been integral to shaping the recommendations now made and we would encourage anyone with an interest to take this opportunity to view the report and make further submissions where appropriate."
