Community input invited on rezoning proposals for Yarram district

Wellington Shire Council is keen to receive the local community’s comments on its draft strategy for rezoning areas in the Yarram district – with some significant zoning changes proposed to take account of future needs.

The Draft Yarram District Residential Strategy information booklet contains proposals for areas around Yarram, Alberton, Devon North, Won Wron and Woodside townships, as well as around the Buckley’s Island Rd/Greenmount and Old Whitelaw’s Track areas.

It is anticipated that the levels of residential development experienced in the Yarram district in recent years will continue for some years to come. Taking this on board the strategy emphasises the importance of making adequate provision for likely future residential development in suitably attractive areas.

Some zoning changes are being suggested around most of the townships in the district, including some limited additional Residential, Township, Low Density Residential and Rural Living zones. There are also several areas where existing Residential or Rural Living zoned land is recommended for rezoning to Rural – particularly those which have remained undeveloped for several decades and where land is not very suitable or attractive for development.

Flooding and inundation problems place a major constraint on development, particularly around Yarram and Alberton. The strategy suggests that in the longer term it may be appropriate for some Yarram-related development to be accommodated in higher, better drained parts of the Buckley’s Island Rd or Devon North.

Another challenge will be catering for the accommodation needs of older people in the community, with one forecast suggesting that the proportion of people aged over 60 years could be more than 40% by 2021 in Yarram and the surrounding area.

Copies of the draft strategy booklet will be available from Wednesday afternoon (23 July), including from the Council’s Yarram and Sale Service Centres, and the general stores in Alberton and Woodside. Said Wellington Chief Executive Officer Lyndon Webb: "The proposed rezoning of parts of Yarram district will have a significant impact on how Yarram and neighbouring townships develop into the long term, and so it is vitally important that the people in those communities affected take this opportunity to put their views. We would encourage as many as possible to take a close look at the draft strategy and ensure we receive their comments by the closing date, so that we can take their views on board."
