Have your say on coordinated subdivision plan for northern side of Bena Road, Korumburra long lots by 12 September 2025

South Gippsland Shire Council seeks feedback on a 20 - 30 - year Bena Road subdivision plan creating 112 lots, addressing infrastructure, drainage, and safe access. Consultation closes 5.00pm, Friday 12 September 2025.

South Gippsland Shire Council is considering options for how land on the northern side of Bena Road (lots between 8A and 62 Bena Road, Korumburra) could potentially be subdivided and is seeking feedback from local residents.

Bena Road's narrow, lengthy lots could be subdivided, but council's plan ensures coordinated growth, infrastructure, and character preservation over 20 - 30 years

Bena road development

Land lots in Bena Road are unique as they are very long but also quite narrow. They have potential for future subdivision, but without a coordinated plan as to how this could occur, there is a risk of ad hoc development that could compromise the character of the area.

The lots are zoned General Residential and, under the South Gippsland Planning Scheme, may currently be subdivided for residential development without a specified minimum lot size. To address this, the council has prepared a plan illustrating how coordinated development could take place along Bena Road over the next 20 to 30 years.

Have your say

The plan aims to optimise the potential for subdividing the land into lots ranging from 500 to 700 square metres, while also providing a road network that supports safe vehicle and pedestrian access.

It also considers appropriate stormwater flow paths and drainage solutions and seeks to minimise impacts on existing sewerage infrastructure crossing the area. The draft plan details the creation of 112 lots.

We encourage impacted and nearby residents to speak directly with council's Planning team on 5662 9200 to learn more about the Plan. Have your say on the proposed plan.
