New Local Planning Policies and Overlays

Bass Coast Shire Council has completed new Design Frameworks for Inverloch, Phillip Island and San Remo.

The Frameworks were developed with the community and provide strategies and a vision for the future development and use of land.

Additionally, Council has is reviewing several Bass Coast Planning Scheme Overlays, including the Vegetation Protection Overlay, Significant Landscape Overlay and Environmental Significance Overlay.

These Overlays provide controls on vegetation removal and building within significant landscape and environmental areas and are being reviewed to improve consistency across the Shire.

Changes to the Vegetation Overlay will have an impact on permit requirements for vegetation removal and lopping in the Shire, specifically on Phillip Island.

Council has appointed Project Planning and Development Pty Ltd to incorporate the new Design Frameworks in Council’s Planning Scheme and introduce new local planning policies for Inverloch, Phillip Island and San Remo.

Two public consultation sessions will be held on 20 and 21 July to enable all interested parties the opportunity to be involved in the development of Planning Scheme changes and to provide input into the implementation of the Design Frameworks and review of the Overlays.

Council’s Planning and Environment Director, Andrew Mason, welcomed community input on both the Design Frameworks and Overlays.

"The project is an important one with many benefits in terms of improved policy and more efficient controls," he said.

The consultation sessions will be held in Cowes on Wednesday 20 July at the Cowes Heritage Centre from 5.30pm to 7.00pm and in Wonthaggi on Thursday 21 July at the Bass Coast Civic Centre from 5.30pm to 7.00pm (entrance from Baillieu Street).
