Tougher Fire Regulations For Shared Accomodation

East Gippsland Shire Council has advised that recent changes to building regulations require more stringent fire safety precautions for shared accommodation buildings in Victoria.

Shire Municipal Building Surveyor Leigh Collings said the revised and improved safety regulations are aimed at reducing the occurrence and severity of fire related injuries in residential parts of hotels, motels, guest houses, backpacker and lodging houses, hostels, chalets and boarding houses.

"Regulation 709 now requires that all Class 9a residential care buildings as well as Class1b or 3 buildings constructed before 1 August 1997 have hard-wired smoke alarms or a smoke detection system installed by 14 June 2006, or within 30 days of the sale of the building, whichever is earlier," he said

"Regulation 710 requires most Class 3 shared accommodation buildings constructed before 1 July 2003 to have an automatic fire sprinkler system installed by 14 June 2008 or within six months of the sale of the building.

Some exemptions apply for single and double storey buildings if all the listed conditions have been satisfied.

Mr Collings said that property owners, business managers and builders affected by the regulations could download comprehensive information sheets from the Building Commissions web site www.buildingcommission.com.au.
