Council Apologises For Land Tax Error

Bass Coast Shire Council has issued an apology to landowners that have received incorrect Land Tax notices based on inaccurate site valuation data.

Council advised the State Revenue Office (SRO) late last week that through human error, some valuation data provided by the Council for calculating the 2006 Land Tax assessments was omitted.

The data affects around 470 ratepayers, who will receive revised Land Tax assessments from the SRO.

Council’s Corporate Services Director, Danny Luna, said that no Council rate notices have been affected as the oversight only applies site valuation data used to calculate Land Tax notices.

"When Council conducts a revaluation of the Shire, it assesses capital improved values for each of the 26,000 rateable properties in the Shire and uses this information for calculating Council rates.

"At the same time, Council calculates site (land) values and passes these onto the SRO, which uses these values for assessing any land tax bills.

"In the 2004 revaluation, there were around 470 properties where the site valuations were adjusted after the initial valuation was done.

"It appears that these adjustments were not supplied to the SRO," explained Mr Luna.

"We are investigating how and why this happened and will be working closely with the SRO to ensure that this does not happen in future.

"We sincerely apologise to affected landowners," Mr Luna said.

The SRO has issued a letter to affected taxpayers advising them not to pay their current assessment until they receive revised assessments. If they have already paid, an adjusted assessment will be sent and – if appropriate – a refund provided.
