Council Endorses Rural Zone Review Report.

Baw Baw Shire Council has endorsed the rural zones review report recommending changes to the planning guidelines for rural areas of the shire

The report was prepared following the introduction of the Farming Zone by the Minister for Planning in Baw Baw Shire in March 2006.

According to council’s manager strategic planning, Syd Deam, the main purpose of the farming zone is to protect agriculture productivity within the shire.

"However, it doesn’t facilitate other activities that are also considered vital to the economy of the region including tourism developments," said Mr Deam.

"This report recognises the need to allow diversification of activities on smaller farms, including tourism ventures, in order to provide additional income sources.

"The introduction of the new Rural Activity Zone to a number of areas of the shire will allow a more flexible approach to the use of smaller farms, whilst still retaining the important agricultural base of the region," said Mr Deam.

To safeguard the agricultural base of the region’s economy, the new Rural Activity Zone will limit further subdivision of farm lots by retaining the 40-hectare minimum subdivision area from the farming zone.

"At the same time the study has also recommended areas of important environmental conservation to be rezoned Rural Conservation and some small township areas to be included in the rural living zones."

It’s proposed to introduce a Rural Conservation Zone to significant areas of bush in the Strzeleckis and to land in the Tarago Reservoir Water Supply Catchment to assist in protecting water quality in the catchment.

Towns such as Brandy Creek, Nayook, Tanjil South, Willow Grove and Hill End are currently in the farming zone, the report recommends that these rural residential settlements be included in the rural living zone.

Community comment on the proposed zone changes, which form the basis of Planning Scheme Amendment C44, will be invited during a two month exhibition period during late April to early June. Copies of the Rural Zones Review report and amendment documentation, including maps showing the proposed changes, will be available at council customer service offices or on the Baw Baw Shire Council website.

Residents are invited to public meetings to discuss the rural zones review amendment. All meetings will be held at 7pm and will be held:
