By news@gippsland - 22nd June 2016 - Back to News A Neighbourhood Activity Centre that is expected to create about 200 jobs in Traralgon is one step closer to completion after Planning Scheme Amendment C89 was approved by the State Planning Minister and came into effect on 9 June.
"A ready supply of suitably zoned land is a key element underpinning Latrobe City Council’s economic growth and development and we are confident that this Amendment will translate into much needed new employment in our region.
"Our aim is to provide opportunities for a steady stream of growth that is orderly, and result in highly liveable communities. Shops and services in close proximity to this residential development is a good outcome.
Amendment C89, a combined planning scheme amendment and permit application, rezoned the land at 145 Traralgon-Maffra Road in Traralgon. What was General Residential Zone is now Commercial 1 Zone, paving the way for the development of a Neighbourhood Activity Centre to proceed.
The Neighbourhood Activity Centre will consist of a supermarket, a small number of speciality shops and office space. Development of the supermarket in the future will also trigger an upgrade to the intersection at Marshalls Road and Traralgon Maffra Road.
The centre will support Traralgon’s growth by providing access to conveniently located retail facilities that will meet the needs of the existing and future community in the Traralgon North growth area and the small towns beyond.
An area has also been identified along the Marshalls Road frontage for a convenience retail outlet in the future, subject to a separate planning permit application.
"I am pleased Council has been able to facilitate the development of a new activity centre, which will create approximately 200 ongoing employment opportunities."
"The Amendment dictates how the site could be developed, providing greater certainty about the size of the centre and ensuring it supports the role of the Traralgon CBD as the primary retail centre."
"A Development Plan has also been prepared which shows how the site will link in with the surrounding residential area, including a shared walking and cycling path and a future bus route. This will provide a connected community that supports existing residents as well as allowing for future growth," Cr Rossiter concluded.
