East Gippsland property owners receive 2026/27 rates notices as council sets average increase below state cap

East Gippsland property owners have received 2026/27 rates notices, with Council’s average increase set at 2.5%. Payment options, objections and face-to-face support are available for residents

East Gippsland Shire Council has issued the 2026/27 Valuation and Rate Notices to property owners across the region. If you have not received your notice by 4 September, please contact Council for a copy. Council calculates rates using the Capital Improved Value (CIV) of each property. Property valuations are independently assessed by the Valuer General Victoria and help determine how much each property owner pays.

Rates increase below cap

This year, Council has set an average rate increase of 2.5%, which is below the State Government’s rate cap of 2.75%. However, individual rates may vary depending on changes to property valuations and other applicable charges. Mayor CrJodie Ashworth acknowledged that any increase in household expenses can be challenging, particularly at a time when many people are experiencing ongoing cost-of-living pressures.

"We understand that receiving a rate notice can be stressful, particularly for households, farmers and businesses managing increased costs across everyday expenses. Council has worked hard to keep this year’s average rate increase below the State Government cap while continuing to deliver the essential services and infrastructure our communities rely on."

"Rates are an important contribution that helps us maintain roads, deliver waste services, support our libraries and community facilities, manage open spaces and invest in projects that benefit communities right across East Gippsland," Cr Ashworth said.

Understanding your rates

Included with the annual Valuation and Rate Notice is a Rates Information Brochure, which explains how rates are calculated, how they support community services, available payment options and answers common questions. "Transparency is important to us. We want residents to understand what their rates contribute towards and how we are investing in services and infrastructure that make a difference in their communities," Cr Ashworth said.

Council offers flexible payment options, including quarterly instalments, which are outlined on rate notices. The first instalment payment must be made by 30 September 2026 for residents choosing this option. "We know that circumstances can change, and if you’re finding it difficult to manage your rates payments, please contact us as early as possible. Our team can work with you to discuss available options and support," Cr Ashworth said.

Rates objections support

Property owners who believe their valuation or classification is incorrect can lodge an objection with the Valuer General Victoria. Valuation objections close 30 October 2026. Farm classification reviews and single farming enterprise exemption applications close 31 December 2026.
