Fast tracking of housing development with land release in North Sale and Longford to address housing shortage by Wellington Shire Council

Wellington Shire Council approves rezoning of land for residential development, paving the way for 400+ new housing lots in North Sale and Longford.

Steps to address Wellington's housing shortage have been fast tracked with the rezoning of land for residential use in Sale and surrounds. The Victorian Minister for Planning recently approved Amendment C114 and C116 to the Wellington Planning Scheme, paving the way for major housing development to progress in long-established growth areas of North Sale and Longford.

Rezoning land for residential use

The rezonings are a critical step to increase land supply and provide the opportunity for creation of in excess of 400 future residential lots.

  • Amendment C114 applies to land adjacent to the existing Cobains Estate in North Sale - Cobains Road to the west and Chinamans Lane to the East
  • Amendment C116 applies to land located to the east of the (unmade) Cobb Road between Longford-Loch Sport Road (northern boundary) and Andrews Road (southern boundary)

The land was identified for residential development in Wellington Shire Council's North Sale Development Plan and Longford Development Plan and is a welcome boost for potential home buyers with more land opportunities becoming available for smaller housing lots and rural residential blocks.

Council housing progress

Wellington Shire Council Mayor, Ian Bye welcomed the announcement, saying that council is pleased to be progressing on the key priorities set out in the council plan and providing adequate housing choice to facilitate new population growth and support for new industries. "There is no doubt that there is a considerable need for new housing in Wellington Shire, and this announcement shows that work is progressing, and we can look forward to significant investment in the near-future."

"With so many people wanting to call Wellington Shire home, they will need housing options to meet a variety of needs. Both North Sale and Longford have been identified as key growth areas, with consideration given to their proximity to key infrastructure including community facilities, open spaces, sport and recreation facilities, jobs, and schools.

"In addition to the investment being made by council, we recognise the important role that private investment plays in delivering housing, employment and services that support local businesses and the community, all of which add to the economic growth of our region," Cr Bye said.

Development and resources

Development of the newly rezoned land now rests with landowners and developers, but council expects to see progress in the short term.
